Central Batumi is the only part of the city that stays alive off-season: schools, clinics, the market, cafés and offices run the same in January as in July. That makes apartments here better suited to living and long-term renting than short stays.

Prices in the center vary a lot by building type: Soviet-era housing near Tamar Mepe starts at $900/m², while renovated buildings in Old Batumi and new projects near Europe Square reach $2,000/m². We pay special attention to the state of utilities — in older buildings that's the main source of hidden costs.

Center or seaside — which is better to live in?

For permanent living, the center is more practical: amenities work year-round and the area never empties out in winter. For renting to tourists, the seafront is more profitable.

Is there parking in central Batumi?

Almost none in the Old Town: parking is on-street and metered by zone. In new buildings on Tamar Mepe and Gorgasali, underground parking spots are sold separately for $8,000–15,000.

Is it worth buying in an older building?

Yes, if your budget is limited and you're ready to renovate utilities. We separately check risers, wiring and roof condition before the deal.
