Beachfront near New Boulevard — $2,200–2,800 per m². These are finished buildings with sea views, security and infrastructure inside the complex.

Second and third row from the sea (Tamar Mepe Avenue, Khimshiashvili St.) — $1,300–1,700 per m². The gap with the beachfront can reach 40%, while the walk to the beach is still just 5–8 minutes.

Residential districts (Angisa, Khakaberi, Boni Town) — $900–1,200 per m². Mostly locals live here; long-term rentals are stable, but daily-rental income is lower.

New build or resale

At the foundation stage, a square metre is 20–30% cheaper than a finished unit, and a developer's instalment plan lets you enter with 20% of the price. By completion, the property usually gains 15–25% in value.

First — a "sea view" that a new building on the neighbouring plot may block within a year. Always check the zoning and permits for adjacent plots.

Second — floor area measured on the outer perimeter. In Georgia, sellers often include part of the walls and common areas in the sold square metres, so the real living area can be 8–12% smaller than advertised.
